Fireproofing Insulation for Safer, Stronger Builds

When it comes to protecting your property, fireproofing insulation plays a vital role in both safety and compliance. Whether you're building new or upgrading an existing space, the right fireproofing solution can help meet thermal efficiency standards and ensure your structure aligns with local fire resistance bylaws. At ProInsulate, we work with both homeowners and commercial clients to deliver code-compliant, high-performance fireproofing that's tailored to your project.

Fireproofing is often applied during spray foam insulation installs, using specialized coatings or materials to increase fire resistance. Many insulation types—especially spray foam—require additional fire-resistant layers to meet safety codes. Our experienced team understands which products and techniques work best for each application. From residential attic upgrades to complex commercial builds, we ensure your project meets all regulatory standards without compromise.

  • No two buildings are the same—and that's especially true when it comes to fireproofing. Our team assesses every property to find the best-fit solution for both safety and performance.
Benefits of Proper Fireproofing:● Helps meet local and national fire resistance bylaws
    ● Improves occupant safety by slowing flame spread
    ● Provides critical time for emergency response
    ● Supports structural integrity during fire exposure
    ● Can adapt to complex or irregular framing
    ● Ideal for new builds, renovations, or retrofits
With ProInsulate, you get fireproofing that's tailored to your building's age, materials, and design—so nothing is left to chance.

  • Fireproof insulation combines standard thermal insulation with special additives or coatings that resist heat and flames. Depending on your space and code requirements, it may be used in walls, attics, ceilings, or between units in multi-tenant buildings.
Common Applications Include:● Attic and roofline insulation
    ● Wall and floor assemblies
    ● Basements and crawlspaces
    ● Commercial tenant separations
    ● Mechanical and utility rooms
    ● Spray foam projects needing fire-rated finishes
Choosing the right materials—and knowing how to apply them properly—can mean the difference between a compliant build and one that doesn't pass inspection.

  • Most insulation materials require a certified fire-resistant coating to meet safety regulations. These coatings are carefully selected based on application type, hourly fire rating, and whether the structure is residential or commercial.
Popular Fireproofing Coatings We Use:● DC315: A top-rated fire-resistant coating for spray foam insulation; offers excellent durability and wide compatibility.
    ● Monokote® Z-3306: Ideal for structural steel fireproofing, often used in commercial settings.
    ● Southwest Type 7TB: A high-performance option for commercial applications with specific code requirements.
Each project is unique. Our professionals will walk you through the options and help you choose the best fireproofing system based on safety, performance, and budget.

Fireproofing Insulation FAQs

  • Many fire-resistant overcoats are made specifically to cover spray foam insulation. If you’re needing to add additional fire resistance to your structure it may be difficult to add more protection over existing materials like Rockwool. Building codes and bylaws change over time. You may find that your older fireproofing doesn’t meet current standards and must be completely replaced.

  • Before 1990 asbestos was used in building construction in Canada and was common when increased fire resistance was needed. Your older install may contain asbestos, but a professional assessment is needed to know for sure. If you suspect your building has materials that contain asbestos it’s important that this material isn’t damaged or disturbed. Asbestos removal is hazardous and should be handled by professionals with proper training, equipment, and personal protection
